Landlords must provide a rent receipt on request under Section 17 of the Residential Tenancies Act 2004. This receipt is pre-filled from your tenant's active lease.
The maximum security deposit is one month's rent. The deposit can only be retained for unpaid rent, damage beyond fair wear and tear, or other breach of tenancy obligations. Disputes can be referred to the RTB.
Rental income must be declared to Revenue on your annual tax return. Allowable deductions include repairs, insurance, management fees, RTB registration fees, and mortgage interest (subject to restrictions). Consult a tax advisor before filing.
